Q.Why are my floors sagging if there isn't any rot/decay?
Over-spanned/under sized lumber can be the cause of sagging floors. If you have an older home, your floor may not be able to handle the weight of modern-day items. Washers/Dryers, Refrigerators, Ovens, Granite Countertops, tiles, TVs, Cabinets, Exercise Equipment, Furniture, and other items that an older home was not designed to hold.

Q.What causes pilings to rot?
Natural Decay Under certain conditions, the microbes grow by consuming the strong fibers of the wood, causing rot, and destroying the strength of the pile. These conditions usually include sufficient water, temperatures above freezing, and oxygen.

Q.What is a pile foundation?
It is a deep foundation which comprises of a structural pile (a long cylinder of a strong material) that is inserted into the ground to support the base of the building. A deep foundation enables a structure to be built where the ground at shallow depth is not strong enough to safely carry the building without undue settlement. Your decision on the type of piling foundation will depend upon the geological profile of the ground; environmental considerations such as noise and vibration and the load capacity and settlement criteria for the piled foundation.

Q.Why were pilings installed below my home?
Using pile foundations will be the answer to your foundation requirements if you have poor soil conditions with a layer of weak soil at the surface. As this layer may not be able to support the weight of the building, the loads have to be transferred to a layer of stronger soil or rock below the identified weak layer.

Q.What are piling caps?
Pile caps are essentially large concrete blocks that are placed on top of piles to provide support and stability for the foundation of a structure. Pile caps are typically used in deep foundation systems such as pile foundations, where the soil is not strong enough to support the weight of the structure. Pile caps are placed on top of the piles and act as a transfer point for the loads from the structure to the piles. In many cases, pile caps are also used to provide resistance to lateral and uplift forces. Pile caps are typically square or rectangular and are usually made from reinforced concrete.

Q.What causes rot?
The cause of wood decay fungus like brown wood rot, white wood rot, and soft rot is the same causes of other mold problems: moisture in the crawl space. Moisture in the basement and crawl space, which includes high humidity and flooding, is not only the cause of wood rot but also surface molds and bacteria. High humidity in the crawl space or flooding in the basement can also affect indoor air quality in the rest of the home by producing excess dust mite colonies and affect the spread of viruses.

Q.What causes doors/windows to stick?
Doors and windows stick primarily due to humidity or foundation problems (settlement and/or heave stemming from expansive soil). For humidity, moisture soaks into the wood, causing it to swell and bulge up against the frame, increasing friction. For foundation issues, expansive soil exerts undue pressure on the soil transferring pressure up through the foundation and into the frame of the home.

Q.What type of environment does fungi grow?
Moisture content above 19% for approximately one week is required for significant surface mold growth to occur on lumber and/or wood structural building components. Lumber surface mold growth occurs on most species of wood when the moisture content by weight is between 20% and 28%.
